Retail, food and hospitality
Shops and trade counters, restaurants and bars, cafes, and small hotels and motels. Door heat gain, extract balance, and units that have to be serviced outside trading hours.
Shops, restaurants, professional suites, clinics, small hotels and light industrial along the Broward coast — maintained on a schedule, with a written record for every unit rather than one line for the site.
The same list every time, written down per unit, with numbers that can be compared against the last visit.
Yes — extract, make-up air, and the balance between them, which is where most kitchen comfort problems actually live.
A hood that pulls hard without enough make-up air puts the whole building under negative pressure. Doors get heavy, the dining room pulls hot wet outside air through every gap it can find, and the air conditioning in the front of house spends the evening losing an argument with the kitchen.
It shows up as a comfort complaint in the dining room and gets treated as an air-conditioning fault, which it is not. We measure it rather than guess at it, and we say when the answer is make-up air rather than more cooling.
Hood cleaning and fire suppression are separate trades with their own certifications, and we do not claim them. We will tell you what we see and who should look at it.
It needs looking at more often than the same unit five miles inland, and the interval should be set by where the building actually is.
Coastal plant fails in a particular order: fins first on the windward face, then fasteners and panels, then electrical terminals, and only then the components that people think of as the equipment. Every one of those stages is visible on a routine visit if somebody is looking for them.
Where a building sits close to the surf, the schedule should reflect it and so should the rinsing regime. We will tell you what your exposure looks like and set the interval from that rather than from a standard contract template.
Small and mid-sized commercial premises — the ones too big for a domestic company and too small to interest a national contractor.
Shops and trade counters, restaurants and bars, cafes, and small hotels and motels. Door heat gain, extract balance, and units that have to be serviced outside trading hours.
Professional suites, dental and medical practices, workshops and small warehousing. Zone complaints, after-hours running, filtration and outside-air rates that are written down.
A response time in hours, a percentage off your energy bill, or work that belongs to another trade.
We will tell you honestly where you sit in the queue and we will call you back. We will not print a guaranteed number of hours that would be broken by the first genuinely hot week of the summer, which is exactly when you would be relying on it.
A clean coil, a correct charge and sealed ducts reduce running cost, and we will put a figure on that for your building after we have measured it. A percentage on a website is marketing.
Roofing, structure, hood cleaning, fire suppression and electrical distribution beyond our isolators belong to other people. We photograph what we find and tell you who to call.
